The Property Manager will be responsible for the overall management, operations, and maintenance of a fully serviced commercial building. This role ensures smooth day-to-day functioning, tenant satisfaction, compliance with statutory requirements, cost-effective operations, and continuous improvement in service delivery.

Key Responsibilities:

Property & Facility Management

  • Oversee daily operations of the commercial building including housekeeping, security, MEP (Mechanical, Electrical, Plumbing), HVAC, landscaping, and waste management.

  • Ensure all building systems (lifts, DG sets, AHUs, fire-fighting equipment, etc.) are maintained and functioning efficiently.

  • Coordinate with the Project team to Manage space planning, fit-outs, and workplace arrangements for tenants.

  • Conduct regular inspections and audits to identify maintenance requirements and implement corrective actions.

Vendor & Contract Management

  • Manage contracts with service providers (housekeeping, security, landscaping, AMC vendors, etc.) ensuring service quality and adherence to SLAs.

  • Evaluate vendor performance and negotiate contracts for cost-effectiveness.

  • Ensure timely renewal of AMCs, licenses, and statutory compliances.

Client Relationship Management

  • Act as the single point of contact for tenant queries, complaints, and requests.

  • Coordinate with the CRM team to resolve the client issues at the earliest and extend any support required from CRM side.

  • Ensure timely communication with clients regarding building operations, maintenance schedules, or emergencies.

  • Build strong client relationships to enhance satisfaction and retention.

Finance & Budgeting

  • Prepare and monitor the annual OPEX & CAPEX budgets for the facility.

  • Oversee CAM (Common Area Maintenance) calculations, billing, and collections.

  • Ensure cost control measures while maintaining service standards.

Compliance & Safety

  • Ensure adherence to statutory requirements (Fire NOC, Pollution Board, Electricity Board, etc.).

  • Implement and monitor health, safety, and environmental standards across the property.

  • Conduct regular fire drills, safety audits, and risk assessments.

Team Leadership

  • Lead and mentor on-ground staff including technical team, housekeeping, and security supervisors.

  • Conduct training sessions for staff to maintain high service standards.

  • Foster a culture of accountability, safety, and customer orientation.

Key Skills & Competencies:

  • Strong knowledge of facility operations, MEP systems, and property management practices.

  • Excellent vendor management and negotiation skills.

  • Strong financial acumen with ability to manage budgets and CAM reconciliations.

  • Proficiency in MS Office, facility management software, and reporting tools.

  • Excellent communication, problem-solving, and interpersonal skills.

  • Ability to handle emergencies and resolve conflicts promptly.

Qualifications & Experience:

  • Graduate in Electrical Engineering / Facility Management / Property Management or related field.

  • 10–15 years of experience in property/facility management of commercial buildings (preferably IT Parks, corporate offices, or multi-tenanted commercial spaces).

  • Exposure to handling end-to-end operations of a fully serviced facility.

Key Performance Indicators (KPIs):

  • Client satisfaction scores.

  • Adherence to budget and cost savings achieved.

  • Zero major compliance lapses.

  • Timely closure of maintenance requests and complaints.

  • Uptime of critical equipment and building services.
